Beauty is the part clients see. Precision is the part that makes the beauty survive construction. A luxury interior is full of details that only work if the dimensions are exact – book-matched stone that has to align across a wall, integrated millwork that must sit flush to the millimeter, a lighting plan that has to land where the ceiling actually allows. When the underlying measurements are wrong, those details fail quietly and expensively. A custom piece arrives and does not fit. A ceiling feature collides with a beam no one documented. The result is change orders, delays, and compromises on exactly the elements that were supposed to make the space extraordinary. Older New York buildings – and the beautiful, complex homes I often work in – are rarely what their original drawings claim. Walls are out of square. Ceilings step and slope behind soffits. Decades of previous renovations have left layouts that no existing plan reflects. Designing from those outdated drawings is designing from fiction. So I begin with an accurate, measured record of the space as it truly exists today. That single decision shapes everything that follows. They produce the as-built surveys, floor plans, and 3D models that my projects are built on – laser-accurate field measurements turned into clean, layered AutoCAD and BIM files I can design on top of immediately.
